Earlier this month we sold our property through Michael Vonder of ray White Northside.

We decided to list the property for sale with Mike because we noticed he had recently sold a number of properties locally, so obviously he is familiar with the area and has an excellent knowledge of the local demographic.

At our initial meeting, Mike explained what he thought would be the best way to market the property, using photos, internet, local newspapers, and pamphlets. The entire process was highly professional and everything was well organized. Everything happened the way Mike said it would, and when he said it would.

We also kept our end of the bargain which was to ensure that the property was beautifully presented for the photos, and also for the open house inspections.

The advertising that Mike suggested brought outstanding results, and we had pleasing numbers of interested prospective to every open house inspection.

The property didn’t sell at the auction on the day, but Mike had pinpointed the most likely prospects, and continued lines of communication with them in the days following the auction, leading to an offer within one week of the auction which after some back and forth between us and the buyers, led to a contract which went through to settlement.

We are very happy with the sales price and the manner in which the entire sales process was carried out. We are very thankful to Mike for his hard work and for the successful outcome, and we wish him all the very best for the future.

We started our property with another agency but found that we were not getting the service or exposure to get a sale after two and half months.

I contacted Michael Vonder from Ray White Aspley mainly because Ray White have high profile with any advertising in Real Estate.

Mr Vonder came to our house and explained what and how they would advertise our property which would give us maximum exposure in the market.

We elected to take Mr Vonder’s advice and go auction.

24 day later at the auction our house sold at a price that we were very happy with. It was not an easy auction as there was only one registered buyer however the Ray White team did a great job and secured an unconditional sale.

We were given valuable feedback from all the open house previews which gave us an insight of what the market would pay.

While we were in a position not to have a sale forced upon us, it was an happy moment to get a price over the line that the vender and ourselves were very happy to accept.

I have no doubt that the price was the maximum we could have achieved.

Selling one’s home is a very stressful exercise. We decided to go down this road in June of this year. Our first venture (with a different Real Estate Agent) into the “selling process” was not what we would call “pleasant”. My wife and I recently decided to engage an agent to sell our property, and after discussions with a few agents, we decided to appoint RAY WHITE at their WARNER branch. The Sales Professional from this office was Michael Vonder and from our first discussion and throughout the entire selling process, I found Michael to be very competent and professional.

I have never been a person in favor of selling a home by auction, but Michael explained a method he uses which sounded quite good.

He called this the AUCTION METHOD.

Basically, once I agreed with our required price, I then selected what and how much advertising I desired to achieve a quick sale.

After that was completed the house was advertised for AUCTION, on a particular date approximately four weeks from the first advertisement.

The house was then planned to be open for inspection each weekend or when requested prior to the date. Obviously, there was no sale price advertised because as Michael said, an offer may be submitted higher than our asking price, prior to auction.

On the second weekend of open day an offer was made which was higher than our expectations.

If we decided to sell our house at a nominated price, we would have sold at a reduced price!

I sincerely recommend the AUCTION METHOD used by Michael Vonder to any prospective house seller.
